Internet search activity for “Siesta Key” has increased dramatically since May when Dr. Beach published his 10 Best Beaches report. Siesta Key moved from the no. 3 spot nationally to the no. 2 spot on Dr. Beach’s 10 Best List.
Many buyers of Siesta Key condos have been coming to this famous beach for decades. They have seen prices jump out of their reach, and now they are trying to get back in the fray before prices escalate beyond their means again. Siesta Key’s weather, white sand are the big draw. The beach atmosphere of the Village and the friendliness of the people as well as a laid-back resort lifestyle have visitors dreaming of owning their patch of sand.
Siesta Real Estate Market
Siesta Key condo inventory is down in the first quarter of 2009 compared to the first quarter of 2008. Buyers in June were taking advantage of low prices and low interest rates. You may see another drop in inventory when statistics are reported for the next quarter. Prices start at $162,500 for a one bedroom one bath condo and go up to $4,250,000 for a penthouse at Seagrove.

Thinking about purchasing a Siesta Key condo? Before you buy it is important to understand the market. The chart below shows Siesta Key condo inventory levels, sales and condos under contract/pending. The chart goes from February 2008 to April 2009. Based on closed sales there is roughly 30 months of inventory on the market. Based on pending sales we have about 26 months of inventory.

I searched the Sarasota MLS this morning for the statistics below.

- Highest asking price - $3,200,000
- Lowest asking price - $30,000
- Average sales price - $663,602
- 44 condos currently under contract
- 74 condos sold from January 1, 2009 to June 8th, 2009
- Highest sales price - $2,225,765
- Lowest sales price - $140,553
- Average sales price - $511,850
Siesta Key Condos with Full Gulf Views
- 118 condos for sale
- Highest asking price - $3,200,000
- Lowest asking price - $190,900 - Fractional ownership - 6 weeks
- Median home price - $799,499 or $636 per square foot
- 26 condos sold from January 1, 2009 to June 8th, 2009
- Highest sales price - $1,500,000
- Lowest sales price - $270,000 - gulf view but not on beach
- Median sales price - $640,000 or $471 per square foot

Siesta Key Public Beach

Siesta Key beach offers some of the most beautiful sand in the world. Bright white, soft as flour and always 
cold on your feet, the sand is stunning and great for visitors. Siesta Key offers:
- A pavilion available for rental: group size picnic shelters(2)
- 13 beach accesses along Beach Road with limited parking
- 20 station fitness trail
- 800 space parking lot - can fill up quickly

- 2 concessions
- Shaded grills and picnic area
- Lifeguards are on duty year round.

Turtle Beach
Turtle Beach is beautiful and quiet beach at the southern end of Siesta Key. Parketing is free and picnic tables, a playground, showers and restrooms are available. There is also a boat ramp and parking for boat/Jet Ski trailers. There are no lifeguards.
Palmer Point Beach
Located at the South end Siesta Key and the north end of Casey Key
This is a very secluded beach that allows you to completely relax. Many boaters loves this spot and it has a beautiful shoreline to walk on.
